Angka ini lebih rendah dibandingkan dengan pertumbuhan triwulan II 2024 sebesar 1,76% (yoy). (Grafik 1)<\/p>\n<figure id=\"attachment_393735\" aria-describedby=\"caption-attachment-393735\" style=\"width: 503px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.vibizmedia.com\/wp-content\/uploads\/2024\/11\/Grafik-1-Perkembangan-IHPR-Triwulan-III-2024.jpeg\"><img loading=\"lazy\" class=\" wp-image-393735\" src=\"https:\/\/www.vibizmedia.com\/wp-content\/uploads\/2024\/11\/Grafik-1-Perkembangan-IHPR-Triwulan-III-2024.jpeg\" alt=\"Grafik 1 Perkembangan IHPR Triwulan III 2024\" width=\"503\" height=\"303\" srcset=\"https:\/\/www.vibizmedia.com\/wp-content\/uploads\/2024\/11\/Grafik-1-Perkembangan-IHPR-Triwulan-III-2024.jpeg 412w, https:\/\/www.vibizmedia.com\/wp-content\/uploads\/2024\/11\/Grafik-1-Perkembangan-IHPR-Triwulan-III-2024-300x181.jpeg 300w\" sizes=\"(max-width: 503px) 100vw, 503px\" \/><\/a><figcaption id=\"caption-attachment-393735\" class=\"wp-caption-text\">Sumber: Bank Indonesia<\/figcaption><\/figure>\n<h5 style=\"text-align: justify;\">Sebagai informasi, pertumbuhan IHPR yang terbatas tersebut disebabkan oleh perlambatan harga seluruh tipe rumah.<\/h5>\n<p style=\"text-align: justify;\">Secara triwulanan, harga properti residensial primer pada triwulan III 2024 juga melanjutkan perlambatan, yakni dari 0,35% (qtq), pada triwulan sebelumnya menjadi 0,27%, qtq (Grafik 1)<\/p>\n<h5 style=\"text-align: justify;\">Penjualan Properti Residensial Triwulan III 2024<\/h5>\n<p style=\"text-align: justify;\">Penjualan Properti Residensial di pasar primer pada Triwulan III 2024 secara tahunan menunjukkan penurunan. Pada Triwulan III 2024, penjualan properti residensial terkontraksi 7,14% (yoy), setelah pada bulan sebelumnya tumbuh 7,30% (yoy).<\/p>\n<p style=\"text-align: justify;\">Penurunan penjualan properti pada triwulan III 2024 terjadi pada tipe rumah kecil dan menengah masing-masing terkontraksi 10,05% (yoy) dan 8,80% (yoy). Sementara tipe rumah besar masih tumbuh, namun melambat dari 27,41% (yoy) menjadi 6,83% (yoy).<\/p>\n<p style=\"text-align: justify;\">Secara triwulanan, penjualan rumah juga mengalami kontraksi. Penjualan rumah primer pada triwulan III 2024 terkontraksi 7,62% (qtq), melanjutkan kontraksi triwulan sebelumnya yang sebesar 12,80% (qtq). Kontraksi penjualan rumah selama triwulan III 2024 terjadi pada semua tipe rumah.<\/p>\n<h5 style=\"text-align: justify;\">Berdasarkan informasi dari responden, sejumlah faktor yang menghambat pengembangan dan penjualan properti residensial primer, adalah:<\/h5>\n<p style=\"text-align: justify;\">i) Kenaikan harga bangunan (38,98%);<br \/>\nii) Masalah perizinan (27,33%);<br \/>\niii) Suku bunga KPR (21,43%);<br \/>\niv) Proporsi uang muka yang tinggi dalam pengajuan KPR (18,53%); dan<br \/>\nv) Perpajakan (15,61%) (Grafik 9).<\/p>\n<figure id=\"attachment_393737\" aria-describedby=\"caption-attachment-393737\" style=\"width: 436px\" class=\"wp-caption alignnone\"><a href=\"https:\/\/www.vibizmedia.com\/wp-content\/uploads\/2024\/11\/Grafik-9-Faktor-yang-menghambat-penjualan-Trw-III-2024.jpeg\"><img loading=\"lazy\" class=\" wp-image-393737\" src=\"https:\/\/www.vibizmedia.com\/wp-content\/uploads\/2024\/11\/Grafik-9-Faktor-yang-menghambat-penjualan-Trw-III-2024.jpeg\" alt=\"Grafik 9 Faktor yang menghambat penjualan Trw III 2024\" width=\"436\" height=\"267\" srcset=\"https:\/\/www.vibizmedia.com\/wp-content\/uploads\/2024\/11\/Grafik-9-Faktor-yang-menghambat-penjualan-Trw-III-2024.jpeg 407w, https:\/\/www.vibizmedia.com\/wp-content\/uploads\/2024\/11\/Grafik-9-Faktor-yang-menghambat-penjualan-Trw-III-2024-300x184.jpeg 300w\" sizes=\"(max-width: 436px) 100vw, 436px\" \/><\/a><figcaption id=\"caption-attachment-393737\" class=\"wp-caption-text\">Sumber: Bank Indonesia<\/figcaption><\/figure>\n<h5 style=\"text-align: justify;\"><strong>Pembiayaan Properti Residensial<\/strong><\/h5>\n<p style=\"text-align: justify;\">Hasil survei juga menunjukkan bahwa sumber pembiayaan pembangunan properti residensial terutama berasal dari dana internal perusahaan dengan pangsa 74,31%.<\/p>\n<p style=\"text-align: justify;\">Sumber pembiayaan lainnya yang menjadi preferensi pengembang untuk pembangunan rumah primer, antara lain dari pinjaman perbankan (15,91%) dan pembayaran dari konsumen (6.01%).<\/p>\n<p style=\"text-align: justify;\">Sementara dari sisi konsumen, skema pembiayaan utama dalam pembelian rumah primer adalah Kredit Pemilikan Rumah (KPR), dengan pangsa sebesar 75,80% dari total pembiayaan. Hal ini diikuti oleh pembayaran tunai bertahap (17,24%) dan tunai (6,96%).<\/p>\n<h5 style=\"text-align: justify;\">Analis Vibiz Research Center melihat secara lebih detailnya bahwa harga properti residensial mengalami perlambatan pada triwulan III 2024 dibandingkan triwulan sebelumnya.<\/h5>\n<p style=\"text-align: justify;\">Demikian juga total nilai kredit KPR triwulan III 2024 melambat sebesar 10,37% (yoy), dibandingkan bulan sebelumnya 13,97% (yoy)<\/p>\n<p style=\"text-align: justify;\">Namun demikian penulis memprakirakan bisnis properti residensial tahun 2025 masih tetap cerah.
